With Stamp Duty (SDLT) set to change on 1st April 2025, with thresholds and rates reverting back to their previous levels– this is a ‘shout out’ to conveyancers and solicitors navigating our clients through the homebuying process.

Choosing a conveyancer (or solicitor) when buying or selling property – is not as simple as picking the cheapest option. And here’s why:
Conveyancing is a complex legal process, and if something goes wrong – like a dispute over boundaries, missing paperwork or issues with the property title – it can cause big delays and extra costs.

You want an experienced conveyancer who is more likely to spot potential problems early and know how to handle them smoothly. A cheaper option might not have the depth of experience to navigate tricky situations effectively, which may cost you more in the long run.

You’ll want a conveyancer that can give your case the personal attention it deserves so that it doesn’t result in mistakes, slow responses, or even missed deadlines. Good conveyancers will keep you informed throughout the process, explain things clearly and be there to answer any questions you have – saving you from stress and frustration. Home buying is stressful enough – right?

Getting a quotation for the work upfront will help with your budgeting – but be careful about the small print and additional costs that might be incurred for extra work.
You’ll want a conveyancer who has the time and resources to communicate with you effectively. So, you’re not constantly chasing them for updates, feeling in the dark or having to deal with missed calls and unreturned emails.

Whilst it’s tempting to go for the lowest price, especially when you’re already spending a lot on a property, the cheapest quote may not give you the level of service, expertise or attention to detail that you need for a smooth, hassle-free transaction. Often, paying a little extra for someone who knows what they’re doing and is reliable is worth it in the end.

So, when choosing a conveyancer, consider quality over price, and make sure you understand the full scope of what you’re getting.
